Respect & Neighborhood - Please be respectful of neighbors. - No parties or events. - Quiet hours: 10:00 PM – 8:00 AM (sound carries over water). - Only registered guests are allowed on the property at any time. Cleanliness - Treat the home with care. - Wipe spills promptly to prevent stains/damage. - Wash dishes and dispose of food/trash properly before checkout. Energy Mindfulness - Turn off lights and appliances when not in use. - Keep doors closed while AC is running. Damage / Issues - If something breaks or is damaged, tell us right away—accidents happen. - Missing/damaged items may result in a replacement charge. Pets - Allowed (Up to two dogs) Smoking / Vaping - No smoking or vaping indoors. - If you smoke outside, please dispose of butts properly. Security & Door-Open Alerts (Transparency + Comfort) The property has exterior-only cameras for safety: - Doorbell camera at the front entry - Front exterior camera covering the front approach/driveway area - Backyard/dock-facing camera covering the boat lift/dock area (No interior cameras.) - The home has a SimpliSafe system that is set to provide door-open alerts. - The disarm code is listed on the keypads. Please do not unplug or tamper with the base station, sensors, cameras, or Wi-Fi equipment. Waterfront Convenience - For quick clean-up after time on the water, please use the fisherman’s entry (side door) to access the master bedroom and clean up as needed. - Waterfront Safety Note (Very Important) - This is a waterfront home with an open dock and boat lift and direct water access with no safety fence/barrier. - The home is not childproofed and is not recommended for children or infants. - For added awareness, all three exterior doors have alarm sensors that sound when opened. - Any stay with children requires constant supervision and is the guest’s responsibility. - No diving from the dock or seawall. - Swim at your own risk (we recommend not swimming from the dock due to tides, depth changes, and marine life). Dock & Boat Lift - Dock use is allowed for relaxing and loading/unloading. - Boat lift use is by approval only. Please message us in advance. A separate boat lift fee applies. - Do not operate the lift unless you have received confirmation and instructions from us. - No jumping, roughhousing, or horseplay on the dock/lift. - Secure personal items—wind and wakes can move things quickly. Outdoor Fire (Solo Stove) - We have a Solo Stove fire pit for guest use. - Please use it outdoors only and leave it where it is currently placed. - Never leave a fire unattended. - Keep children and pets a safe distance away. - Fully extinguish the fire before going inside for the night. Outdoor Lighting (Cafe Lights) - The outdoor cafe lights turn on automatically at dusk and remain on in the evening. - Please do not change the timer/setting or unplug them. Storm Protocol - During storms or high wind, please place outdoor items in the utility room (chairs, cushions, floats, etc.). - If you need help moving items inside, message us—we can plan to assist as needed. - Message us if you notice anything unusual (leaks, flickering power, storm damage, etc.). Trash - Please place all bagged trash in the large trash cans located on the right side of the house. - If you are checking out on Sunday, Monday, Wednesday, or Thursday, please roll the dumpster to the curb by the mailbox.
